Situation
12 Block Solutions performed a drone inspection at a 26,000sq2 commercial retail building. The primary request was to capture high-resolution video and photos for marketing use. The client requested a roof and parking lot inspection to support routine property management and preventative maintenance. No leaks had been reported, and previous visual inspections had not identified any major roof issues.
Mission
The goal was to document the roof’s current condition using both color and thermal imaging to uncover any hidden issues, even though the surface appeared intact from the ground and prior visual checks.
Execution
Using the Skydio X10 equipped with a Teledyne FLIR Boson+ thermal camera. Visible imagery showed only minor issues like slight seam cracks and surface mud from recent rain. However, thermal imaging revealed a more serious problem: approximately 35% of the roof showed significant water intrusion beneath the membrane, and another 40–45% of seams displayed thermal signatures consistent with water ingress.
Result
We recommended the client follow up with a roofing contractor to confirm the findings through physical sampling to avoid costly structural deterioration. This proactive response prevented a potential capital expenditure into a manageable maintenance project.
